Interior walls, ceilings or floors
Inside surfaces have been cited as damaged or unsafe, usually in a common area or a unit where an inspector was let in. If you have tenants, this one tends to arrive with a complaint attached.
- Do I need a permit?
- This can usually be corrected without a permit.
- Who actually does it?
- Our own crews. This is work we self-perform, so the schedule is ours to keep.
- Am I unusual?
- Not at all. This is one of the items we are called out for most, and it is rarely the only thing on the notice.
What the inspector was looking at
Plaster falling. Ceilings stained and sagging. Damaged walls. Flooring unsafe or missing. Peeling paint, which the City takes seriously in older buildings.
What happens if you leave it
Interior damage is almost always a symptom. Patch the ceiling without finding the leak and you will pay for the same ceiling twice, with a re-inspection in between.
How we get it closed
- 1We find the source first, which is nearly always the roof, the wall or the plumbing
- 2The substrate repaired properly rather than skimmed over
- 3Walls, ceilings and floors finished to a condition that passes re-inspection
- 4Occupied units scheduled so tenants can usually stay put
Before you start worrying about the cost
We work in tenanted buildings constantly. Keeping people housed and keeping the inspector satisfied are not in conflict if the sequencing is right.
This is almost never the only item
Chicago inspectors write up everything they can see in one visit. Fixing this and leaving the rest means the case stays open and you go to the hearing anyway. We price and clear the whole notice: our own crews on nearly all of it, licensed partners on the plumbing, heating and electrical items, and nothing left dangling for you to chase.
See how the whole thing worksUsually on the same notice
If you see any of these on yours too, that is the normal pattern rather than bad luck. They tend to share a cause.
Water sent off the building the way it should go. Skip this and it quietly writes your next masonry violation for you.
Cited plumbing handled by our licensed partner, on our permit and our schedule, so it is still one company you deal with.
Glass, sashes, frames and exterior doors made to work and lock again. The single most common item on Chicago notices.
