A quick call to understand the property and agree a time. Then we walk the building and look at what is on the notice plus what an inspector would write up next visit. Half-scoping a violation is the most common way owners end up back in front of the department.

Why we will not just quote you the masonry

A Chicago case does not close item by item in your favour. It closes when the department is satisfied with all of it. That is how an owner spends real money on a wall, gets good work for it, and is still standing at a hearing months later wondering what went wrong.

We built the company around how the City actually writes notices: several items, several trades, one deadline. We self-perform 20 of those trades and keep licensed partners for the three that legally require a different licence.

The questions owners actually ask

I have a hearing date already. Is it too late to do anything?

No, and this is worth hearing clearly: showing up with permits filed and work underway changes the whole conversation. Owners who arrive having done nothing get treated very differently. Call before the date, not after it.

How much is this going to cost me?

The estimate itself costs nothing. We come out, walk the building and hand you one written price covering every item on the notice, and you see the whole number before you commit to anything. If we think something is worth doing that is not on the notice, we say so separately and you decide.

Can I just fix the worst item and leave the rest?

The case will not close that way. Open items stay attached to the property and tend to reappear at the worst possible time, usually the week you are trying to sell or refinance.

Do I have to deal with the City myself?

No. We file the permits under our licence, handle the department, and meet the inspector on site for the re-inspections. You should not have to learn how any of that works.

You are masons. Who does the plumbing and the electrical?

Licensed partners we have worked with for years. They run on our schedule and our permit, and you get one contract and one point of contact for the entire notice.

I have tenants in the building. What happens to them?

We work in occupied buildings constantly and sequence the work so people can usually stay put. Where a unit has to be empty for a day, you get notice well in advance.

I am not in Chicago proper. Can you still help?

Yes. We work across Chicagoland. The suburbs run their own code-enforcement departments with their own procedures, and we deal with them the same way.

We pull the City record for the property, come out and walk the building, and give you a written breakdown of every open item and what closing it takes, priced. No site-visit fee and no obligation to hire us afterwards.
